At Keningtons we can offer full building surveys for residential and commercial buildings.
Established in W1 since 1935, we pride ourselves in professional service of the highest quality. We have unrivalled knowledge and understanding of the local market.
Our area of coverage includes Marylebone, Mayfair, Soho, Holborn, Bloomsbury, Covent Garden, Charring Cross, St Johns Wood, Belgravia, Chelsea, Pimlico, Knightsbridge, St James, Westminster, Green Park, Waterloo, City, Clerkenwell, Barbican, Southwark and Vauxhall.
The architectural style of properties we survey and inspect range from Georgian to Victorian buildings. We can also survey and inspect purpose built mansion flats, modern buildings and new scheme developments.
We also have the knowledge and understanding to survey, inspect and report on listed buildings and properties located within conservation areas.
We can offer a verbal consultation within 24 hours of our survey and inspection and we confer with your solicitor(s) and agent during and up the point of acquisition
Our detailed survey reports are presented with an Executive Summary which highlights anticipated maintenance costs and outgoings up to a period of 20 years from purchase.
Having this information available, the client is able to make an informed decision about the property deal and in some cases re-negotiate on the purchase price. Our involvement does not finish at this point and we regularly provide supporting advice during negotiations of purchase through to exchange of contracts.
Under the new CDM Regulations 2015 the role of CDM co ordinator has been replaced with that of Principal Designer. At Keningtons we can fulfill the role of Principal Designer and we have experience in managing the health, safety and welfare of construction projects.
We have an understanding of how health and safety is managed during the design process and maintain a robust validation process during the construction and development period. Our assessment reports are specific to the type and nature of the project that we are appointed on.

Our role includes the monitoring and validating of all necessary handover documentation, such as the health and safety file, as built drawings, legal and statutory paperwork, operation and maintenance manuals, warranties and associated certificates.

To minimise vacant periods, we work closely with our Agency and Occupier Consultancy departments to maximise the property’s potential. Keningtons are an established firm of Chartered Surveyors with over 80 years experience in the central London market and can provide expert witness services throughout London, South East , South West and Eastern counties.

We carry out regular reinstatement cost valuations for insurance purposes throughout the UK for both commercial and residential properties.

Insurance Surveying Services

With BDMA Ins Tech accredited surveyors and Chartered building surveyors experienced in dealing with all major perils, Keningtons can offer a high quality service and value managed approach to an insurance loss.
Keningtons party wall surveyor, Tony Rellis, has made legal representation as Expert Witness (CPR35) in relation to neighbourly disputes.
Tony is a Fellow of The Faculty of Party Wall Surveyors and has over 20 years experience dealing with neighbourly disputes and party wall matters.
If you are proposing to carry out notifiable works affecting a neighbouring property, or have been served with a Notice from your neighbour, Tony Rellis can act on your behalf and protect your interests under The Party Wall etc. Act 1996.

We can provide detailed and prescriptive written / photographic schedules of condition. A schedules of condition is carried out to determine the exact condition of the building and its main elements. It is important to accurately record the condition of a building so that there is a benchmark for the property and its state of repair and records of defects at a given date.
This is a particularly useful service line for new lease agreements or for use within an Award in party wall matters.
